In 1985, the almost 1400 acre spot where Oak Run Country Club sits, started developing and building neighborhoods and homes for it’s residents. 

Oak Run is not a conventional HOA, it is privately owned. Unlike most HOAs, our residents do NOT own any of the facilities or common areas. Residents own their homes, land and to the middle of the street. Everything else in the community is ownd by Oak Run Associates.  This means you do not pay an HOA fee but rather, a service fee.   

There are six services inclued in your fee package: 1) Household garbage and yard waste collection service. 2) 24-hour security service. 3) Basic cable service with DECCA Digital Solutions. 4) Use of all of our recreational facilities (except for the golf course) 5) Maintenance of our recreational facilities and maintenance of all our common areas 6) Oak Run closed-circuit information channel 12.

Oak Run provides 24-hour private security services through its virtual guard gate and camera system. Security/Compliance Guards personnel are responsible for     monitoring facility access, observing and reporting suspicious activity, and assisting with community security matters. However, the security guards and compliance personnel are not law enforcement officers and do not have authority to enforce criminal laws or investigate crimes. In all instances, Residents should first contact law enforcement or 911 directly regarding any criminal activity, trespassing, emergencies, or incidents threatening life or property occurring on their private properties. Residents should also inform Security personnel of any such instances or concerns occurring within the community common areas which information will be documented and relayed to the appropriate agencies.

The Amenity Fees are set at a fixed rate and only raise once a year. The bylaws require that they can only be raised to adjust for the cost of living.

If someone living in the house is 55+, then anyone 18 and older can live in the house.

 Weekly trash and waste pick-up:

NBHDS: 1, 2, 3, 4, 12 – MON.

NBHDS: 5, 6, 10, 11, 14, 21 – TUES.

NBHDS: 15, 16, 19, 20, 24, 25 –WED.

NBHDS: 17, 18, 22, 23 – THURS.

NBHDS: 7, 8, 9, 13 – FRI.

All waste must be curbside no later than 7 AM

No more than 2 domestic pets may be kept on a home site. Other restrictions apply. 

Aquatic Center*:

7 AM – 10 PM

Children’s Hours: 1 PM – 4 PM

Island Club:

7 AM – Dusk

Children’s Hours: 10 AM – 3 PM

Orchid Club:

7 AM – Dusk

Children’s Hours: 3 PM – Dusk

Palm Grove

7 AM – Dusk

Children’s Hours: 11 AM – 2 PM

There can be no more than 2 motor vehicles kept at any homesite at one time.

There are 855 maintained lots in Oak Run and they are scattered  around the community. A fully maintained lot includes, regular mowing, irrigation, mulching, and pest control.  

If the original landscape has been altered in any way, it changes what, if any, will be maintained. 

Yes.  We have an on-site gated fenced RV lot. 

Small spots (10×20) are $60+tax/month.

Large spots (10×40) are $90+tax/month. 

Fences are allowed for most homes at Oak Run, but only with ARB application and approval. They should be 4ft high, and green or black vinyl-coated chain link fencing. Fences are only permitted behind your home, not to exceed the sides of the home. There are no fences allowed on homesites contiguous to the Golf Course, in Eagles Point, and on maintained lots. Various restrictions apply – make sure you check your Declarations.
